You don't have to read this - just needed to post it somewhere before I explode. Most of it is petty, but you get like that.
They'll be pulling down part of the cieling this week apparently ...
Fourth week – times of Access to property ---(address)--- (Mr William Meddis)
After it was implied that work would take a few days
I regret to say I can longer wait in the property on the off chance that workmen will have finished one job to be available to complete work in my flat.
I now have to catch up on many hours volunteering which I have lost. However I will be on-hand in the property at the following hours of the week.
Access will be permitted at these times.
Monday 8.00 am to 5.30 pm
Tuesday 1.00 pm to 6.00 pm
Wednesday 1.00 pm to 6.00 pm
Thursday 1.00 pm to 6.00 pm
Friday 8.00 am to 5.30 pm
(Saturday morning may be considered)
Next week’s hours to be confirmed by will probably similar.
As tenant I reserve the right to change these times at short notice in cases of special exception.
Where no appointment as been given, or doubt over the arrival of workmen, I may also leave the property without notice for essentials, such as grocery shopping etc.
I am hoping that a sixth week will not be required.
My mobile phone number can provided.
If hours are presented to me I would appreciate that they are filled by work. Several times I have been given a vague appointment, or told that someone was returning and they haven’t.
Keys - Security Issues
A front door key cannot be issued to workmen, since it would defraud my insurance policy (as issued by the council itself). I have been burgled in the past, and my neighbours were burgled only last month. There is a problem with vandalism and drugs on this street and I do not plan to invite opportunism. On at least two occasions I have left the property to visit the bin shed or just to get some fresh air and have returned to find my door wide open because a workmen has gone to their van or another property. Therefore I don’t believe so many workmen can be held collectively responsible or reliable in this case. Much as I am reluctant to, I must insist on being present whilst work is being carried out, if only to be made aware what’s left working or what isn’t.
Points of note
I am aware that certain jobs follow on from another, the following points mainly concern priority “revisiting” and checking of work already carried out.
Bathroom
1. Bathroom is flooding – water contains brick/plaster – bath drainage may need checking.
2. Tiling and hole blocking on outside wall needs to be completed.
3. Loose electricity cables may need looking at.
Why is nobody concerned with the bathroom when I mention it? – The focus by the workmen is always on the kitchen implying that the bathroom will not be completed for several weeks yet.
Although the bath is already installed (still without fascia) – it is particularly high – although not a problem for myself, other tenants in other properties may have difficulty accessing such a bath. I’m saying this for the benefit of future work on other properties and can live with this.
Kitchen
Apart from ongoing process ceiling work and decoration please check:
1. Exposed cables (some with unreassuring insulation tape) need enclosing.
2. Kitchen units need checking and repair of loose panels (already noted)
3. Perhaps a Corgi-approved gas technician is can check the reconnected cooker and attach the safety chain (I have already signed forms regarding the safety of gas points and so am vaguely aware of legal and safety requirements)
4. An electrician mentioned that the kitchen was still awaiting a extra trip circuit, he’s temporarily routed the sockets through the electrical cooker point (just mentioning this in case it wasn’t passed on) – I am grateful for the use of the sockets.
Power tools and Card Meters
At the risk of sounding miserly or ungrateful, I am not happy with workmen recharging power tools with my electricity. I have already topped up the card meter several times more than normal and am on a tight budget. It is my understanding (well it was true in the past) that council workmen have occasionally issued with meter cards when working on properties. What happens when the electricity runs out in a property? Does work have to stop?
The council has chosen to improve the property without my consent or consultatation, albeit for the benefit of myself and later tenants, it stings that come the weekend I may be in a property with no lights.
This is on top of other costs incurred at from the inconvenience of this work, not to mention the replacements of much needed brush and bucket which have gone missing (small costs which add up along with eating more expensive snack foods because of times when cooker and sink were unavailable etc), but this to some extent is to be expected.
Quicker completion.
Although I realise I’m not in a position to decide, in is my opinion that strip lighting and new flooring is unnecessary in the kitchen. However, if staff and time is limited I will happily forego those features. I will sign papers to this effect if required.
